Movable items (Inventar), such as a fitted kitchen, can be excluded from the transfer-tax base when separately valued. The deduction must be reasonable and documented; the tax office can challenge it. Inventory remains part of the purchase price. Both fee estimates use the full purchase price: around 2% is a typical notary and land registry starting estimate, not a fixed tariff. Are notary fees always 2%?
No. Around 2% for notary and land registry together is a typical planning estimate, not a fixed tariff. Edit it for your situation, or leave it blank to exclude it.
Which price is used for estate agent costs?
Both optional fee estimates use the full purchase price including inventory. Enter the buyer's commission including any applicable VAT. Adjust the percentage if your agreed fee uses a different basis.
