Cash needed is down payment plus estimated closing costs. It excludes moving costs, reserves and any prepaid items not included in your estimate. The example percentages do not establish eligibility for a loan.
Conventional loans with less than 20% down commonly require private mortgage insurance (PMI), which protects the lender and adds to your costs. CFPB: private mortgage insurance
Cash and borrowing
Down payment = price × percentage / 100, or the entered cash amount. Loan amount = price minus down payment. Cash needed = down payment plus price × closing-cost percentage / 100.
Changing the down payment leaves the entered closing-cost percentage unchanged. This is a planning estimate rather than a lender’s closing disclosure.
Mortgage insurance
CFPB: private mortgage insurance: https://www.consumerfinance.gov/ask-cfpb/what-is-private-mortgage-insurance-en-122/ explains that conventional loans with less than 20% down commonly require PMI. It protects the lender and increases the borrower’s costs.

Is 20% down required?
