Formula and worked example

Area-based unit price

Price per square foot = total price ÷ area in square feet. A price of 25,000 covering 1,000 square feet gives 25,000 ÷ 1,000 = 25 per square foot. The total price and area must both be positive. Keep the same currency when comparing several totals; the selector only formats the result.

OpenStax's explanation of unit rates (https://openstax.org/books/prealgebra/pages/5-6-ratios-and-rate) gives the mathematical basis for dividing a total by its quantity. Here the quantity is area rather than a linear room dimension: multiply length by width for a rectangular area before entering square feet.

Units and the limits of comparison

NIST lists the square-foot conversion factor (https://www.nist.gov/pml/special-publication-811/nist-guide-si-appendix-b-conversion-factors/nist-guide-si-appendix-b9) for area measurements. Applying a linear feet-to-metres factor only once to an area is incorrect; both dimensions contribute to the squared unit. Converted areas may need more decimal places than a rounded listing figure supplies.

Equal unit prices do not establish equal value. Location, condition, layout and the scope of an area-based project remain outside the ratio. If a price includes a fixed charge, spreading that charge across a smaller area raises the displayed unit price even when the variable charge per square foot stays the same. Compare like totals and like areas before drawing conclusions.

Can I enter an area in square metres?

Not directly for a result labelled per square foot. Convert square metres to square feet before entering the area. One square foot is 0.09290304 square metres, so divide a square-metre area by 0.09290304 to obtain square feet.

Which floor area should I use for property comparisons?

Use the same measurement basis for every property being compared. A usable-floor-area figure and a figure including garages or shared space can produce different unit prices. The calculator does not decide which areas belong in a listing or valuation.

How do I find total price from a quoted price per square foot?

Multiply the quoted unit price by the number of square feet. This widget takes the total price and area to calculate the unit price, so the reverse multiplication is a separate step. Check whether the quote includes materials, labour and any additional charges.
